General terms and conditions

The contract is a tourist rental contract. The short duration of the contract is an essential condition, without which the contract would not have been concluded. The lessee may not establish his principal residence in the rented property. The minimum required age of the tenant is 32, unless a special exemption is explicitly requested and granted by the owner.

The lessor shall send the lessee two copies of this contract, duly completed and signed. The Tenant shall return one completed and signed copy to the Lessor within a maximum of 5 days following receipt of the contract. The lessee pays the deposit within the same period. The balance is due 30 days before the start of the rental period, with the exception of late bookings, in which case the full rental amount will be paid on arrival.

After the 5(th) day, the accommodation will be offered again for another rental.

If the Lessor does not receive the copy of the contract to which he is entitled, or the deposit, within the specified period, he may cancel the rental by registered letter, fax or e-mail confirmed by post within 8 days of the date set for payment of the deposit or the actual return of the contract signed by the Lessee.

The tenant shall use the rented property in accordance with its intended purpose and with due care. He/she must respect the maximum capacity stipulated. Any breach of this clause may result in the immediate termination of this contract, to the detriment of the tenant, with the rental amount remaining the property of the lessor.

  • Fire insurance

The tenant must be covered by rental liability insurance for any damage he may cause to the building and the rented furniture and declares that he is covered for such risks by his personal fire insurance (holiday insurance).

Failing this, the Tenant undertakes to take out a contract.

  • Family Civil Liability Insurance (private life)

The tenant is covered by Family Civil Liability insurance (private life)

  • The owner declines all responsibility for damage, loss or theft of personal belongings brought in by the tenant or accompanying persons.

Any cancellation must be notified by registered letter, fax or e-mail confirmed by post.

The following costs are charged to the accounts:

  • from the reservation date to 30 days before the start of the holiday: no cancellation charges,
  • 29 to 15 days before the date of your stay: 30% of the rental price,
  • within the last 14 days: 100% of the rental amount,
  • in the event of force majeure (or fait du prince) for either party, the rental contract will be suspended and postponed to a later date to be agreed between the parties. If an agreement cannot be reached within 18 months, the amounts paid will be refunded in full to the hirer.

The unavailability of a tenant due to illness is not a case of force majeure; we recommend that the tenant take out cancellation insurance to cover this risk.

The lessee may propose to the lessor that the lease be transferred, under the lessee’s full responsibility, to a person designated by the lessee who agrees to enter into the contract under the same conditions.

The tenant’s early departure, for whatever reason, will not result in any reimbursement, even partial, of the price of the stay.

An inventory of the equipment in the rented property will be drawn up at the beginning and end of the stay. This inventory must be signed by both parties as proof of the condition of the rented property and its equipment. In the absence of a signed inventory, the tenant will consider that the condition of the rented property is without anomaly.

The tenant must return the property in the condition in which it was received. The lessee is liable for any loss or damage. Any discrepancies with the inventory or anomalies must be reported to the lessor or his/her representative no later than 10.00 am on the day following the day of arrival.

Any complaint must be sent to the lessor by registered letter within 8 days of the end of the stay.

Supporting documents must be enclosed.

The obligations under this lease are indivisible and joint and several with regard to the tenant, his heirs or assigns in any capacity whatsoever.

The tenant undertakes to behave in a way that respects the residents and the environment in general: fauna, flora, various equipment, etc. Peace and quiet are the soul of this place.
Guests agree to respect this by refraining from playing music outdoors and from hosting any loud parties or events.
In the event of non-compliance with these rules, the owner reserves the right to require the immediate departure of the offending guests, without any compensation being claimed.

Failing agreement between the parties, they shall submit their grievances to the secretariat of the Gîtes de Wallonie, which shall attempt to propose an amicable solution. Failing this, only the courts of the judicial district where the building is located shall be competent.
